Mechanical, Plumbing, and Electrical Engineering construction documents for the Tenant Improvement (TI) of six historical homes totaling 22,002 SF. The developer is responsible for connecting new utilities (water, waste, and power) from the mains, with APS utility coordination required. The project includes five similar two-level homes (each approximately 3,628 SF) and one unique three-level home (approximately 3,862 SF). Electrical plans include multi-metering for each apartment, with separate meters per unit and submetering for each apartment's cold water. The homes will be sprinklered, and minor interior layout modifications will be made. The civil engineer is onboard to provide survey and utility connection data. The scope also includes new bathroom ventilation, mini-split systems with ground-mounted condensers, and new interior water piping. Key challenges include coordinating wall-mounted or ceiling-mounted elements with the architect and reusing existing electrical panels in the three-story unit.
