Our team provided Mechanical, Plumbing, and Electrical Engineering construction documents for a 14,109 SF ground-up development consisting of three (3) pads, each with distinct uses and specifications.
For PAD A, we designed the systems for a Starbucks shell, including tenant improvement (LL Work Letter), with a restaurant space of 2,365 SF and a 600 SF patio. The focus was on efficient HVAC systems for the restaurant's unique requirements, power distribution for both kitchen and dining areas, and plumbing services designed to meet the needs of a food service environment.
PAD B and PAD C consist of grey shell spaces. PAD B features a 2,500 SF restaurant, 1,144 SF patio, and 3,500 SF of retail space, while PAD C is dedicated to a 4,000 SF retail space. Our team designed the mechanical systems to provide optimal comfort for both the restaurant and retail units, ensuring proper ventilation and energy-efficient HVAC solutions. The electrical design included power systems to handle diverse tenant requirements, and the plumbing design supported both dining areas and retail spaces.
