The team provided Mechanical, Plumbing, and Electrical Engineering construction documents for a ground-up apartment/retail project consisting of two buildings, totaling 104,520 SF and 81 units.
The North Building spans 64,373 SF and includes 51 units with 26 possible layouts. This building also features a rooftop pool amenity on top, with the engineering focusing on the pool deck drainage.
The South Building covers 40,152 SF and houses 30 units along with 4,440 SF of retail/office space on the ground level.
The development includes three levels of below-grade parking with the first tray open to the public, while the second and third trays are private, totaling 82,215 SF.
Additionally, a small private fitness component is incorporated within the North Building on either the ground or upper level. The MEP designs were tailored to ensure the building’s functionality and comfort for its residents, while also meeting retail needs.
